Is Using a Buyer’s Agent a Free Lunch?
It can be and yes I know the old adage “there’s no such thing as a free lunch.” So what’s the catch?
If you select a buyer’s agent that performs true to his responsibilities, there is no catch. You receive unbiased service by a real estate professional that helps you remain anonymous during the search process. The agent is ultimately compensated by an agency fee that is typically paid by the seller’s agent unless otherwise provided.
Whereas the seller agent’s primary responsibility is to serve the interest of the seller, the buyer agent’s primary responsibility is to serve the interest of the buyer. Seller agents help sellers sell. Buyer agents help buyers buy.
Today’s information technology allows buyers to do some or most of the search work on their own and when searching for land, that also means a lot of drive time checking out neighborhoods, views, terrain, and such. So where does a buyer’s agent fit when the buyer is doing most of the work?
A buyer agent compliments the property search by being a single go-to person for unbiased information and advice, regardless of whose listing it is. The buyer’s agent also has the experience, expertise, and resources to best serve the buyer when it comes time to making an offer, assisting with financing, and monitoring the closing process.
Yes, there can be a free lunch!
